value. The first Motel 6 in Santa Barbara still leaves the light on today, but

Approximate cost to build our new prototype is $44,000—$49,000 per room; this is an average cost and does not include land or extensive costs due to location of project (i.e. labor expenses, shipping). The cost per room includes: FF&E, Construction costs, Architectural fees, Permits, and Pre-construction costs.
Fees
Franchise Fee: A one-time fee of $25,000
Royalty Fees: 4% of gross room revenue
Marketing Fees: 3.5% of gross room revenue
